Moss growing between asphalt roof shingles

That Moss on Your Roof Isn't Just an Eyesore.

Moss acts like a sponge. It holds moisture against your shingles long after the rain stops. As it grows, it can lift shingle edges, get in the way of proper drainage and contribute to deterioration and moisture damage over time.

Not every mossy roof is about to leak. But moss doesn't fix itself, and dealing with it early keeps it a maintenance job instead of a repair.

  • Protect your shingles. Stop moss from lifting the edges that keep wind and water out.
  • Get ahead of moisture damage. Less trapped moisture means less stress on your roof.
  • Avoid unnecessary deterioration. Treat small patches before they become thick mats.

The Asphalt Roofing Manufacturers Association notes that moss can cause the leading edges of shingles to lift or curl and, in severe cases, lead to moisture damage.

Don't Damage Your Shingles Trying to Remove Moss.

It's tempting to climb up with a scraper, a stiff brush or a pressure washer. The trouble is that aggressive removal can strip away the protective granules that shield asphalt shingles from sun and weather, and it can damage the shingles themselves. That's why we follow the SoftWash Systems roof cleaning process instead.

Aggressive removal

  • Pressure washing strips protective granules from asphalt shingles.
  • Scraping and heavy brushing can gouge, loosen or lift shingles.
  • A wet, mossy roof is a genuine fall risk for homeowners.

Our approach

  • A low-pressure liquid treatment that kills the moss and its roots.
  • No scraping, wire brushes or pressure washing. Ever.
  • Dead moss loosens and weathers away over time, without force.

The Asphalt Roofing Manufacturers Association advises never using a pressure washer on an asphalt shingle roof because it causes granule loss.

A Complete Roof Treatment. From Start to Finish.

Here's exactly what happens on treatment day.

  1. Live Next Level technician softly brooming loose moss down an asphalt shingle roof
    Step 1

    Prepare the roof

Our technicians assess your roof and clear loose debris. On heavier moss, some of the loose moss is softly broomed down first. We never scrape, never use wire brushes and never pressure wash. Debris is blown down the slope, never up, so nothing is driven under the shingles.

  2. Property maintenance technician removing gutter debris during fall cleaning
    Step 2

    Clean the gutters

We hand-scoop debris out of your gutters and check that the downspouts are flowing freely.

  3. Live Next Level technician harnessed and clearing gutter debris on a Kelowna-area rooftop
    Step 3

    Complete the cleanup

Gutter debris is collected, bagged and taken away with us. Our goal is to leave your property as tidy as we found it.

  4. Technician pre-wetting shrubs and garden beds with a hose before a roof moss treatment
    Step 4

    Protect the landscaping

Before any treatment goes on, we pre-wet nearby plants, identify where each downspout discharges and, where needed, bag, capture or divert runoff so concentrated solution stays away from vulnerable planting areas.

  5. Technician on a ladder applying a low-pressure liquid moss treatment to an asphalt shingle roof
    Step 5

    Apply the roof treatment

We apply our professional liquid treatment at low pressure, following the product label directions. It kills the moss and its root system, and you will often see the moss start turning lighter or whitish as it takes effect.

  6. Live Next Level technician talking with a homeowner in the driveway after a roof treatment
    Step 6

    Final check

We check the work area, finish the cleanup and let you know when we are done, including guidance on when treated and runoff areas are ready to use again.

The Moss Dies First. The Results Continue Over Time.

A successfully treated roof won't look perfectly clean the same day. Our liquid treatment kills the moss. The dead moss then loosens and weathers away gradually with the seasons.

  1. Day of treatment

Treatment applied. The moss starts turning lighter or whitish.

  2. 4 to 12 weeks

Your roof looks noticeably better as the dead moss shrinks and breaks down.

  3. Following months

Wind, rain and weather carry the remaining dead moss away.

  4. About 6 to 9 months

The dead moss has weathered off and your roof typically looks like new.

Timing is an estimate, not a guarantee. It depends on the weather, season, shade, roof pitch and how much moss there was to begin with.

Five Years of Protection. Transferable if You Sell.

Every roof moss treatment comes with our limited 5-year warranty. If moss, mould or mildew grows back within 24 months, we re-treat those areas at no charge. In years 3 to 5, re-treatments are 50% of the original quoted price. And if you sell your home, the warranty transfers to the new owner.

We've been treating Okanagan roofs since 2017. Since then, we've only needed to use the warranty a handful of times.

The warranty covers our treatment, not the roof itself, so it isn't a promise about roof repairs, replacement or damage that existed before treatment. To keep coverage, keep the roof clear of debris and tree limbs trimmed at least eight feet back.

Full warranty terms

Roof Softwashing and Limited 5 Year Warranty: Next Level Window Cleaning follows SoftWash System's cleaning process for roofs, which does not involve the use of high pressure or wire brushes. Therefore, all visible moss may not be completely removed at the time of service. In cases of heavy moss, a percentage of the moss may be softly broomed down prior to applying our cleaning solution, which will then kill 100% of the remaining moss and it's root systems. Any remaining dead moss will take 6-9 months to shrink away from the shingles and weather off naturally with the wind, rain and other elements ("weathering period"). This deliberated process ensures a thorough cleaning without damaging your shingles.

If any dark molds, mildews or moss regrow on the roof within 24 months of the original service, Next Level will retreat these areas at no charge. For years 3 through 5, retreatments will be honored at 50% of the original quoted price, before discounts. This warranty covers shingle, concrete tile, clay tile slate, asbestos and composite roofs that are of the proper pitch, with no water pooling on the roofs surface.

It is the customer's responsibility to keep the roof free from debris, as well as tree limbs trimmed away at least eight feet from the roof surface. This limited warranty IS transferable to the new owner of the property.

Get Ahead of Moss This Fall.

Cooler, damper weather is when moss does best, especially on shaded, north-facing roof slopes. Treating in the fall gets ahead of another wet season of growth, and the weather that follows helps the dead moss loosen and gradually weather away.

It's the right time for gutters too. Once the leaves are down, clearing them before winter keeps water moving where it should.

A Small Investment Compared With Replacing Your Roof.

Replacing an asphalt shingle roof is one of the bigger bills a homeowner can face. Professional moss treatment costs a small fraction of that and helps you get the full life out of the roof you already have.

Example moss treatment$1,000
Example roof replacement$35,000

Illustrative figures only, not a quote. Your price depends on your roof.

Every roof is different, so we price each one individually based on its size, condition, access and how much moss has built up. Treatment can't reverse damage that has already happened or promise a roof will never need replacing, but it takes a real, avoidable stress off your shingles.

Questions Homeowners Ask Us

How much does roof moss treatment cost?

Every roof is different, so we quote each one individually based on its size, pitch, access and how much moss has built up. Request a free quote and we will give you a clear price. While the fall offer is on, bundling gutter cleaning saves you $150.

How long does the moss take to disappear?

The moss dies first and often starts turning lighter or whitish right after treatment. Most roofs look noticeably better within 4 to 12 weeks as the dead moss shrinks and breaks down, and by about 6 to 9 months the remaining dead moss has typically weathered off. Timing depends on weather, shade and how much moss there was, so treat it as an estimate.

Will this damage my shingles?

No. We follow the SoftWash Systems roof cleaning process: no pressure washing, no wire brushes and no scraping, ever. On heavy moss, some loose moss may be softly broomed down first, then our low-pressure liquid treatment does the rest.

Is the treatment safe for my landscaping?

We take precautions before we treat: we pre-wet plants, identify where your downspouts discharge and, where needed, bag, capture or divert runoff away from vulnerable planting areas. If there are plants you are especially concerned about, let us know when you book.

When can my children and pets use the yard after treatment?

Your technician will give you re-entry guidance based on the treatment product label. As a general precaution, keep children and pets away from treated surfaces and runoff areas until they have dried and we have confirmed the work is complete.

Why shouldn't I scrape or pressure wash the moss off myself?

Pressure washing strips the protective granules from asphalt shingles, which is why the Asphalt Roofing Manufacturers Association advises against it. Scraping and wire brushes can damage or loosen shingles, and a wet, mossy roof is a dangerous place to work. We never scrape or pressure wash roofs.

How long does the treatment last?

The treatment kills the moss and its root system, and it is backed by our limited 5-year warranty: free re-treatment of any regrowth for the first 24 months and 50% off re-treatment in years 3 to 5. Keeping the roof clear of debris and trees trimmed back helps it stay clear longer.

What does the five-year warranty cover?

If moss, mould or mildew grows back within 24 months of your treatment, we re-treat those areas at no charge. In years 3 to 5, re-treatments are 50% of the original quoted price, before discounts. The warranty transfers to the new owner if you sell. It is a warranty on our treatment, not on the roof itself, and it asks that you keep the roof clear of debris and tree limbs trimmed at least eight feet back. The full terms are in the warranty section above.

Why should I clean my gutters at the same time?

It is efficient and it helps. Our crew is already set up at your home, and clear gutters and downspouts give rain and loosening debris somewhere to go. Booking both together is also how you get the $150 bundle savings.

What neighbourhoods do you service?

We serve homeowners throughout Kelowna, including the Upper and Lower Mission, Kettle Valley, Glenmore, Dilworth and Black Mountain, as well as West Kelowna, Lake Country and Peachland. Not sure if you are in our area? Request a quote and we will let you know.
